For the past decades, experts have identified that underdeveloped infrastructure has always been the Achilles’ heel of the Philippine economy. The lack of connectivity between the geographically separated provinces and regions in our archipelago has slowed down our economic progress. Our inefficient and outdated transportation systems as well as the extremely congested thoroughfares in the urban areas have delayed growth in key business centers. For instance, the infamous and ill-reputed traffic congestion of EDSA in Metro Manila has been constantly reported to cost the country billions of pesos in daily losses.

This is the major challenge that the current government’s aggressive infrastructure agenda intends to resolve. The additional expressways and railways, among other infrastructure developments, will further drive economic growth, create more jobs and businesses, provide comfort and convenience for the citizens, and contribute to market value appreciation of real estate properties in nearby areas.
Topnotch residential developer Empire East have built and will be building mid-rise to high-rise communities that are strategically situated near upcoming infrastructures. Here are some of the “Build, Build, Build” projects that are within close proximity to Empire East developments:
LRT Line 2 East Extension
The 4-kilometer eastbound extension of LRT Line 2 is finally starting to operate this 2021, making it the first railway system to reach the Rizal Province. The two additional stops, Marikina Station in Marikina-Cainta boundary and Antipolo Station in Antipolo City, are expected to accommodate thousands of daily ridership, connecting residents of the East to the rest of Metro Manila. Though this project had its groundbreaking during the past administration, it was only recently completed after several years of adjustment in the target schedule.
Just a couple of kilometers away from the Marikina Station is the newest and the grandest township rising in the East of Metro Manila, the 24-hectare Empire East Highland City. This luxurious uphill community at Felix Avenue in Pasig-Cainta area will have a high-end shopping mall, a sprawling elevated green park, an exclusive five-star sports club, and a cluster of high-rise residential towers that will reshape the skyline of the East.
Students residing at Empire East Highland City who will be taking the LRT-2 from Marikina Station will conveniently reach the prestigious schools in the university belt in Manila in less than 40 minutes, and the topnotch schools in the Katipunan area of Quezon City in less than 10 minutes. Business and lifestyle hubs in key cities in Metro Manila will also be easily reached via LRT-2, and alighting at the terminal station in Masinag will be a perfect jump-off point to explore the nature-rich tourist destinations in Antipolo City and the rest of Rizal Province.
MRT Line 4
Another exciting elevated railway system under Build, Build, Build that will surely decongest traffic in major thoroughfares is the 15.56-kilometer MRT Line 4 that will connect key places in Quezon City, San Juan, Mandaluyong, and Pasig in Metro Manila, up to Cainta and Taytay in Rizal. With all plans and budget recently approved by the government, the green light is on for this breakthrough transportation project.
MRT-4’s terminal station at N. Domingo Street in Quezon City near the boundary of San Juan City will just be a convenient 4-to-5-minute walk from the 4-towerLittle Baguio Terraces. The said station will be situated a block away from the LRT-2 Gilmore Station along Aurora Boulevard, offering passengers an easy transfer to another train line and reach more destinations quickly.
Meanwhile, another Empire East development which is now in full-swing construction, the 2-tower Mango Tree Residences along M. Paterno corner J. Ledesma Streets in San Juan City, is more or less 1.2 kilometers away from the future MRT-4 N. Domingo Station. But the second stop of MRT-4, the Bonny Serrano Station at the crossroads of Santolan Road and Ortigas Avenue, will be at a closer distance of only more than 600 meters, roughly a 5-minute walk. Commuting from these two Empire East high-rise communities in San Juan City going to Greenhills and the Ortigas CBD will soon be faster and more convenient.
Upon completion of this 11-station transit line by 2025, residents living in the eastern side of Metro Manila will also greatly benefit. The 6-tower resort-style community of Kasara Urban Resort Residences along Eagle Avenue and P. E. Antonio Street near C-5 Road, will be merely a kilometer away to the future MRT-4 Rosario Station in Pasig City. The latest plan for MRT-4 has a provision to add two more stations depending on public demand, one of which is the Tiendesitas Station which will just be a stone’s throw away from Kasara.
Lastly, MRT Line 4 will also benefit the future residents of Empire East Highland City because its planned Cainta Junction Station at the intersection of Felix Avenue and Ortigas Avenue Extension will be only 1.6 kilometers away. This first elevated township in the Philippines will have quick access to both MRT-4 and LRT-2, giving its residents a premium mobility around Metro Manila and the neighboring Rizal province.
Metro Manila Subway
Probably the most anticipated of all the transportation projects under the Build, Build, Build program is the Metro Manila Subway which will be the first underground rapid transit line in the country. This 36-kilometer subway system will traverse Quezon City, Pasig, Makati, Taguig and Pasay, and is also planned to be eventually linked to the three terminals of Ninoy Aquino International Airport (NAIA).
The first phase of the Metro Manila Subway with three initial stations will be operational by 2022. Upon its completion and full operation by 2026, two Empire East developments in Pasig City will be within close proximity to its stations. The first one is The Rochester along Elisco Road in San Joaquin, Pasig, which will be 3 kilometers going to the Kalayaan Subway Station at the periphery of Bonifacio Global City near the University of Makati. It will also be at this point where passengers can transfer to the proposed 11-kilometer Makati Intra-City Subway that will pass through the Makati Central Business District.
The other one is Kasara Urban Resort Residences that will be 2.2 kilometers away from the future Ortigas Station of the Metro Manila Subway along Ortigas Avenue and Meralco Avenue. Furthermore, the Metro Manila Subway will also have a station along Shaw Boulevard in San Antonio, Pasig City to cater those working on the southern side of the Ortigas CBD. This subway station will be walkable from The Paddington Place in Mandaluyong City, which is a transit-oriented development near EDSA and the MRT-3 Shaw Boulevard Station.
This subway’s north to south route will decongest C-5 Road, EDSA and other arterial roads across Metro Manila, offering an alternative mass transport to commuters other than the MRT-3 going to the major central business districts. Its link to the airport will also surely have a positive impact on the arrival of more tourists as public transportation becomes more safe and comfortable.
BGC-Ortigas Link Bridge
The Sta. Monica-Lawton Bridge across Pasig River, the centerpiece infrastructure of the 1.37-kilometer BGC-Ortigas Link, is nearing completion and will be opened to motorists this 2021. The rehabilitation and widening of Brixton and Fairlane Streets in Kapitolyo, Pasig City, have been almost accomplished, and so as the Lawton Avenue Viaduct in Makati City that will traverse to the entrance of Bonifacio Global City in Taguig City. The usual 1-hour travel between these two premier CBDs is expected to be reduced to only 12 minutes.
This upcoming infrastructure project will significantly benefit the residents of two Empire East communities in Mandaluyong City working at Bonifacio Global City. Instead of struggling along EDSA and getting stuck at the bottleneck in Guadalupe area, residents of the 4-towerThe Paddington Place can simply access the BGC-Ortigas Link via Shaw Boulevard, while residents of the 6-tower Pioneer Woodlands will be a lot closer to this bridge via Pioneer Street.
Another residential community that will be able to take advantage of this link is the 7-tower The Rochester. Its residents working at Ortigas Center need not to suffer anymore from the congested traffic along C-5 Road especially during rush hours. They just need to simply take the elevated U-turn at C-5 Road and pass through Kalayaan Avenue until they reach the BGC-Ortigas Link Bridge.
Metro Manila Skyway Stage 3
Social media went crazy, in a positive way, when the Stage 3 of the Metro Manila Skyway finally opened after long years of waiting and too much anticipation. Construction was put into a halt due to countless right of way issues left unresolved by the past administration, and it slowed down due to the lockdown during the early months of the pandemic. But to everyone’s delight, the expected 15-minute travel time from Buendia Makati to NLEX and the 30-minute drive from Alabang to NLEX have turned from blueprint to reality.
This 18.8-kilometer 6-lane elevated expressway is an extension of the existing Skyway from Makati to Alabang, making it now a total of 41 kilometers. One of the exits in Skyway Stage 3 is the Aurora Boulevard Interchange along G. Araneta Avenue, which is merely a 2-to-3-minute drive away from the 2-tower Covent Garden along Magsaysay Boulevard in Santa Mesa, Manila. In fact, the southbound exit of the Aurora Boulevard Interchange goes directly towards Magsaysay Boulevard, close to this high-rise urban sanctuary by Empire East.
Residents in the neighboring condominiums in San Juan City can also reach the Aurora Boulevard Interchange of the Metro Manila Skyway Stage 3 within a few minutes. Little Baguio Terraces and Mango Tree Residences are just 1.6 kilometers and 2 kilometers away, respectively, from this entry and exit point. Taking the Skyway makes traveling to the Makati CBD and other key destinations in Metro Manila a breeze. The NAIAX or Ninoy Aquino International Airport Expressway is also linked to the Skyway, providing quick access to the airport’s international and domestic terminals, all the way towards the Manila Bay Entertainment City.
NLEX-SLEX Connector
Driving out of town for your much needed vacation and quick escapade with family and friends need not to consume too much time because of congested traffic along EDSA and other major roads before you even reach the North Luzon Expressway (NLEX) and the South Luzon Expressway (SLEX). Taking the recently completed Metro Manila Skyway is the best solution for that dilemma.
But things just got easier for the residents of Covent Garden, Little Baguio Terraces, and Mango Tree Residences. Aside from their close proximity to the Skyway’s Aurora Boulevard Interchange, and instead of traversing a longer route above G. Araneta Avenue until you reach the NLEX Interchange, there’s an alternative access that will quickly bring them to NLEX—the 8-kilometer NLEX-SLEX Connector that begins at the nearby PUP Sta. Mesa area. This 4-lane elevated expressway passing over the Philippine National Railway (PNR) right of way offers an alternative corridor to reach NLEX. Taking the entire stretch of the Skyway will take 30 minutes from SLEX to NLEX, but this travel time can be reduced to more or less 20 minutes via the NLEX-SLEX Connector.
Southeast Metro Manila (C-6) Expressway
The C-6 Road has been envisioned for a quite long time now to decongest the roads in the southeastern part of Metro Manila. Its plans have even been redesigned and realigned several times. But finally, through an effective and efficient Public-Private Partnership (PPP) model just like in most mega projects under Build, Build, Build, this major thoroughfare will soon connect Bicutan in Taguig City up to Batasan Complex in Quezon City through a route deviating from C-5 Road and EDSA.
The 32-kilometer Southeast Metro Manila Expressway, or simply called C-6 Expressway, will have a toll exit along Ortigas Avenue Extension which is approximately 5.4 kilometers from Empire East Highland City in Pasig-Cainta. Upon entry to this interchange, future residents of this rising township who will be driving towards its south end at FTI Exit will just have to traverse roughly 18.2 kilometers, connecting to Skyway going to the airport and to SLEX. While driving northbound towards the Batasan Complex Exit will only take roughly 10.9 kilometers, and there are plans to extend it to Bulacan so that NLEX can also be effortlessly reached.
All these infrastructure projects will definitely be worth the wait. While some have already been completed and some are under way, we as citizens must understand that infrastructures such as bridges, expressways and transportation systems, will not only make our life and our children’s and grandchildren’s lives a lot more convenient and comfortable, but these will bring positive impact on the livelihoods of many people and create our economy more sustainable in the long run.
As forward-thinkers, we should also understand that such infrastructure developments will increase values of real estate properties nearby. The early buyers of these Empire East communities will surely gain higher market value appreciation in the future, especially upon completion of these infrastructures.
