Continuous innovation and resiliency amid the challenges

The pandemic didn’t spare any industry, moreso for the real estate sector which relies on human interaction, personalized service, and the welfare and wellbeing of homeowners.

This crisis, however, is a test of a developer’s mettle. Some would bend from the pressure, but for companies who had years of experience and equipped themselves to be ready such as Empire East, this crisis presents an opportunity to prove its strength, test its resilience, and show its compassion.

“For 26 years, Empire East has been committed to constantly innovating, adapting ideas, and introducing breakthrough concepts that have been real game-changers in the real estate industry,” said Empire East president and CEO Atty. Anthony Charlemagne Yu.

One of the game-changers that Yu mentioned is the fact that Empire East was the first to introduce Transit-Oriented Developments (TODs). Simply put, TODs are condominium projects of Empire East that are strategically and ideally located, allowing homeowners to easily run errands, go to their offices, or purchase daily essentials without wasting time from the massive traffic.

“There are so many benefits from living in a transit-oriented development, especially during a health pandemic. Since you are near places of work, leisure, and retail, you don’t have to travel so far just to buy food or get some outdoor exercise,” said Yu.

One of the premier TODs of Empire East is the four-tower San Lorenzo Place, located at the Makati Central Business District. This was awarded in 2019 by PropertyGuru Philippines as the “Best Mid-End Condo in Metro Manila.”

Residents benefited tremendously as they only need to go down for their essential needs as the building has a supermarket and food establishments that remained open at its own San Lorenzo Place Mall.

One of the best features of a TOD is its easy access to mass transport lines such as trains or buses.

During the general community quarantine (GCQ), residents of San Lorenzo

Place found it convenient to ride the MRT Line 3 via the Magallanes Station.

They just have to walk a few steps as the station is physically linked to San Lorenzo Place.

There are also CityLink point-to-point buses with its own station within the building.

“With these great features, home buyers and investors are truly impressed with San Lorenzo Place. I am to say that it is already 100 percent sold out and has been completely turned over,” Yu exclaimed.

Resilient communities

Empire East’s brand of reliability is not only seen in its transit-oriented developments.

Its micro-cities like the 37-tower Cambridge Village in Pasig Cainta, the 25-tower California Garden Square in Mandaluyong City, and the flagship township development Laguna Bel-Air in Santa Rosa City, has allowed more than 14,000 households to enjoy a self-sustaining neighborhood without the need for them to go out for their daily needs.

“With the values of innovation, flexibility, community, and family welfare in mind, Empire East continuously aims to build crisis-resilient residential developments. Communities benefit from the transit-oriented and urban resort designs in relying on a protected and help-accessible community at a time they need it the most,” said Yu.

Crisis-proof projects

The projects of Empire East offer widely-cut and spacious units that could accommodate families that are quarantined at home.

Safety is of utmost concern in all communities. Each one is equipped with safety kits and equipment, and all of them implement precautionary measures at the entrance.

Empire East properties practice proactive management by conducting temperature checks on guests and homeowners, putting up signages and guidelines across the property, ensuring that CCTV cameras are working in common areas, and are guarded by the security and maintenance staff daily.

Due to the tight implementation of security measures, the property administrations of Little Baguio Terraces in San Juan City, as well as The Rochester and Kasara Urban Resort Residences in Pasig City, partnered with the local government to set-up “mobile palengkes” in the communities.

“Through these efforts, homeowners need not to go outside the vicinity to get their basic necessities,” said Yu.

“Empire East offers the best and quality home options to match every homeseekers lifestyle. Every home is equipped with safety and security features, spacious and masterfully designed, strategically located near vital hubs, has recreational amenities to match those who have an active lifestyle, and is infused with sustainable features that respond well to the health crisis’ requirements.”

Sustainable lifestyles

Living in an Empire East project means you are not “alone,” especially in challenging times like these.

“The camaraderie of the community is a bonus gift in times of crisis,” said Yu.

“Residents and neighbors reach out to one another, helping those who need aid the most.”

Its properties also bring peace of mind to homeowners.

“Most of today’s condos are developed and built to withstand any crisis—from natural phenomenon to inevitable crises like the one we are experiencing today.

Condo communities are secured with facilities that could cover the growing needs of their residents—green spaces, generators, and eco-friendly energy sources like solar panels,” said Yu.

As Empire East marks its 26th year, it has continuously impressed its loyal customers and has attracted new ones with its flexible payment terms and affordable prices.

“Given the situation, most property developers have offered affordable prices and flexible payment terms to homebuyers. But Empire East takes it a notch higher, to show our compassion to Filipinos who dream of having a home of their own,” said Yu.
